The North Pointe Neighborhood

A Havasu Home.
Room For Your Rig.

North Pointe is a gated residential community in the north Lake Havasu area, reached from London Bridge Road and North View Road. RV and double-RV garage configurations are a defining part of its home selection.

Bring the boat or motorhome into the home search early. Compare the garage, living space, patio, and pool if present together, so the house works for your daily life as well as your equipment.

Home designs and garage arrangements vary. Measure the actual opening and bay, walk the driveway, and check the ownership documents for the address you want to buy.

The builder's home page now says the original builder has retired and remaining vacant lots are being sold, with buyers introduced to a preferred builder. Older model and FAQ pages still describe the previous package. Those older deposit, financing, and completion terms should not be treated as today's offer.

With The Address.

Storage rules, costs, exterior changes, and intended use belong in the buying decision, alongside the house and garage.

Indoor Storage Matters Here.

The supplied community reminder cites CC&R Section 4.15.2 and restricts visible boats, jet skis, RVs, trailers, and motorhomes on lots or in common areas. Equipment that will not fit inside needs storage outside the community.

Review parking, gate access, exterior approvals, and rental registration. The earlier builder FAQ describes no community pool or clubhouse; confirm current amenities and owner access in the association packet.

How To Read These Numbers

All matching listings are collected; these figures are not a convenience sample. Medians use the middle value, or the average of the two middle values. Sale-to-list is the median of individual sale-price / final-list-price ratios.

Valid zero-day listings are included, including pocket listings entered for MLS records. Zero DOM does not necessarily mean the closing occurred the day the listing went live. Missing or invalid values are excluded only from the affected measure.

Months of supply divides current inventory by average monthly closings over 12 months. It is unavailable when there are no annual closings. Sales windows use completed Arizona calendar days; active inventory is current at collection.

Metric Coverage: Price 20/20; DOM 20/20; Sale-To-List 20/20; Price Per Sq. Ft. 20/20; Active Asking Price 4/4.

Estimate Your Net Proceeds — Use our home sale calculator to quickly estimate escrow and title fees, mortgage payoff, closing costs, and property tax prorations for your Lake Havasu City home, and your potential proceeds at closing.

Your Estimated Sale

Used to estimate the seller’s property-tax responsibility through closing.
Include mortgages, HELOCs and other secured liens expected to be paid at closing.
Compensation is negotiable. Adjust this to match the applicable agreements.
Home improvement, cleaning, staging, landscaping or other work to get the home ready to sell.
Include seller-paid costs not already calculated below, such as buyer credits, HOA disclosure or transfer charges, home warranty, agreed repairs, assessments or other transaction-specific costs.
Advanced Options
A Yes selection adds the applicable $100 exchange accommodation fee.
Policy type changes the final title premium after the Zone 3 base rate is calculated.
The first secured payoff triggers a $100 reconveyance charge. Each additional payoff adds $25.
The purchase contract splits the base escrow fee equally. On a VA loan the buyer’s half is rated at the 70% veteran rate first, then moved to the seller’s column.
Premier Title Agency §I.F. Applies to the seller’s own half only and must be requested with proof of status. Select the single best-qualifying status; discounts do not stack.
FIRPTA applies to nonresident sellers. It does not apply to U.S. citizens, green-card holders, or anyone who can provide a Certificate of Non-Foreign Status.

How These Fees Are Estimated

Escrow: the base escrow fee is calculated from the Premier Title Agency Mohave County rate schedule (§IV.A) and split equally between buyer and seller under the purchase contract. Senior and veteran discounts under §I.F attach to a party’s own half when requested with proof of status. On a VA loan the buyer’s half is rated at the 70% veteran rate and then charged to the seller, so the seller pays their own half plus the buyer’s discounted half.

Owner’s title insurance: calculated from the supplied Mohave County Zone 3 BIR tiers, including the $1,000 ceiling rule and selected policy multiplier.

Reconveyance: automatically adds $100 when a loan payoff is entered, plus $25 for each additional secured payoff (§II.J).

1031 exchange: adds $100 only when selected under Advanced Options (§II.R).

FIRPTA: shown only when the seller is a foreign person. Premier Title Agency handles Form 8288 and 8288-A as part of the Basic Escrow Rate and does not publish a separate FIRPTA line item, so no extra fee is added here. The withholding is a prepayment against the seller’s U.S. tax liability, not a cost of sale, so it is shown separately below the net proceeds line.

Property taxes: annual taxes are estimated from the sale price. The seller’s share is prorated from the date taxes are assumed paid through to the closing date, not from January 1. Arizona taxes are billed in two installments, so a closing on or after October 1 assumes the first installment has already been paid through June 30. Title and escrow will use the actual parcel tax and payment status.

Estimates are based on the project’s supplied Mohave County escrow, title-insurance and property-tax calculation rules. Actual fees, negotiated allocations, discounts, taxes, payoff figures and settlement adjustments may differ.

Starting values are examples. Replace them with your price and quoted terms. Verify lender costs, title and escrow charges, insurance, taxes, HOA dues, disclosures, assessments, and other address-specific charges. The seller tool’s brokerage compensation is an adjustable example; compensation is negotiable.

Before You Decide

North Pointe Questions.
Clear Answers.

Can I Buy A North Pointe Lot And Build?

The builder’s current home page says the original builder has retired and remaining vacant lots are being sold, with introductions to a preferred builder. The older deposit and builder-financing descriptions are not today’s written offer. Compare the actual lot, design, approvals, total budget, and current contract.

Review The Current Homesite & Building Process

Where Is North Pointe In Lake Havasu?

North Pointe is a gated residential community in the north Lake Havasu area, approached from London Bridge Road and North View Road. Map the actual address and obtain showing access rather than assuming every gate is an entrance.

Read The North Pointe Location Guide.

Does Every North Pointe Home Have An RV Garage?

No garage configuration should be assumed from the community name. North Pointe has homes and builder plans with different garages. Check the listing, floor plan, and actual measurements for the home you’re considering.

Use The Garage Fit Checklist.

Can I Store My Boat Or RV Outside?

The supplied community reminder cites CC&R Section 4.15.2 and restricts visible storage of boats, jet skis, RVs, trailers, and motorhomes on a lot or in common areas. It directs owners to off-site storage if the item does not fit in the garage. Obtain the current documents and a written answer for your situation.

Review The Storage Rules And Documents.

Does North Pointe Have A Community Pool Or Clubhouse?

The builder’s earlier community FAQ describes no community pool or clubhouse. Confirm the current association packet and owner access rather than assuming a shared amenity. Private pools are a feature of individual homes, so search and verify the specific listing.

Search North Pointe Pool Homes.

What Are The Current HOA Dues?

Confirm the current amount, payment schedule, what it covers, and any pending assessments in the resale or new-home disclosure packet. Published marketing amounts and historical reminder fees are not a property-specific current quote.

Ask HavasuLew.

Can I Use A North Pointe Home As A Vacation Rental?

Do not assume a rental use is allowed. The supplied reminder requires tenant registration, but that does not settle rental term limits or all governing restrictions. Check the current CC&Rs, amendments, rules, property jurisdiction, permits, insurance, and lender terms before purchase.

Use The Rental Due-Diligence Checklist.

Why Can Garage Filters Miss Good Homes?

MLS entries may use different parking labels or omit dimensions. A filtered result is a shortlist, not a measurement guarantee. Run the search without the garage filter and review photos, remarks, and plans alongside it.

Living & Buying In Lake Havasu

More of the questions that matter when you’re comparing homes and planning life here.

Is Lake Havasu Expensive?

Lake Havasu can be expensive, particularly when newer construction, a pool or a large garage is part of your search. For North Pointe, compare the purchase price with HOA charges, cooling, insurance and maintenance. Use current quotes for the actual home rather than treating a citywide average as your ownership budget.

What Is The Best Neighborhood In Lake Havasu City?

The best Lake Havasu neighborhood depends on how you plan to use the home. Compare home style, garage needs, lot size, community rules and everyday driving routes. North Pointe is one option for buyers considering a newer gated community on the north side; the individual property still needs to fit your priorities.

Is Lake Havasu City A Good Place To Retire?

Lake Havasu can suit retirees who enjoy lake activities, outdoor recreation and desert living. Compare summer comfort, maintenance needs and access to the services you use. How Hot Does It Get In Lake Havasu In The Summer?

Lake Havasu summer afternoons commonly exceed 100°F. For a North Pointe home, check afternoon patio shade, cooling equipment, insulation and garage ventilation. Visit outdoor spaces at the times you expect to use them, and check the local forecast before planning a property tour.

What Should Boaters Know Before Buying A Home In Lake Havasu?

Evaluate the boat, trailer and tow vehicle together with the property. Check enclosed storage, driveway approach, turning space, parking rules and the route to your preferred launch. For North Pointe, confirm the actual garage and current storage restrictions rather than relying on the community name.

What Should Buyers Check Before Buying A Pool Home In Lake Havasu?
